SGW were appointed by NORR Group to provide Specialist Security Consultancy for the new Address Skyview Hotel in Downtown Burj Khalifa Area, Dubai.

The project consists of a 58 story residential tower (tower 1-T1) and a 54 story hotel/mixed use tower (tower 2-T2) connected by an occupied bridge at Levels 49 through 51, with a total overall gross enclosed area of approximately 230,300 m2, including 3 below grade levels.

SGW’s services followed the project through the complete design and construction phase.

SGW’s appointment was to prepare and progress the following stages of Specialist Security Consultants (SSC) services for the Address Skyview Hotel Project:

Forming a component of the schematic design report, SGW considered and applied EMAAR Security Group, Project Security Standards Overview and approvals as required by Dubai Police. The standards highlighted the requirements for the consideration of pre-requisites, scoping and analysis, master planning and a detailed strategic level security risk assessment to understand and identify the security risks applicable to the hotel development. The report consisted of: Location, Site Threat and Risk Analysis, Security Risk Assessment Matrix, Summary of Security Countermeasures and 2D Architectural CAD drawings highlighting all the above.

In order to complete the detailed design phase, it was essential to provide a robust resilient system, with a minimum of 30% built in expansion capability throughout all security equipment.

The detailed design, supply, installation, commissioning and on-going maintenance support of an integrated security system, compromised of the following security systems:

SGW were responsible for providing regular progress reports to the NORR Group Consultants. Additionally, regular meetings were scheduled with the client team, to provide documents with updates on progress to date, as well as responding to requests for interpretation and additional information needed to complete the project. SGW was responsible for resolving conflicts between third party manufacturers and contractors.
